Role overview and company background: Apex Service Partners, founded in 2019, operates over 280 locations in 46 states, focusing on HVAC, plumbing, and electrical services, with over 12,000 employees and $2.5 billion in annual revenue. The Real Estate Manager reports to the SVP of Operations Support and plays a key role in real estate strategy and operations success.
Key responsibilities:
- The manager will conduct market surveys, coordinate site visits, lease negotiations, due diligence including zoning and regulatory approvals, and act as a liaison between internal teams and external real estate partners.
- They also manage administrative tasks, maintain contract databases, ensure critical deadlines are met, and coordinate lease commencements and payments.
- They will work to reduce excess real estate with coordination of subleases or negotiate early terminations.
Candidate profile:
- Preferred candidates hold a BA/BS degree
- 1-3 years of experience in real estate or related fields, possess knowledge of commercial real estate, and demonstrate proficiency in Word and Excel.
- Strong organizational, communication, and time management skills, along with an entrepreneurial mindset, attention to detail, and a positive team-oriented attitude, are essential.
Performance metrics and location:
- The role’s success is measured by securing leases on budget, managing property expirations and renewals with 100% compliance, reducing excess real estate and ensuring on-time project commencement to improve operational efficiency.
- They will be producing scorecards with key real estate metrics, such as average cost per square feet, average increase amount and rent expense as a percentage of revenue.
